As June comes to a close and we enter July and full on summer here in Windsor-Essex, the Windsor estate market is due for the traditional slow down we see around this time of the year. The kids are out of school, vacations are being taken, and searches for Windsor homes for sale head to the back burner.
The Windsor-Essex County Association of REALTORS® have released their June statistics and they paint a similar photo to May.
Starting with the average sales price of a home in Windsor-Essex, for June 2024 it was $571,952, down only 1.74% compared to June 2023 when it was $582,087. Year-to-date for 2024, the average sale price is up 0.4%. To date the average price is $570,364 versus $570,122 at this same point in 2023.
Looking at sales next, there was a 17.39% decrease this June versus June 2023. This year we saw 456 sales and in 2023 we saw 552 sales. The region also remains down year-to-date. 2528 homes have been sold through the first half of 2024 compared to 2638 through the first half of 2023, a 4.17% decrease.
While sales remain down, market activity (the number of home listed at time of reporting) for the region remains strong not only in June but through the first six months of the year as well. This past month we saw 1190 listings and June 2023 we had 1143 listing, a 4.11% increase. Through the first half of 2024 activity is also strong with 5705 listings to date versus 5242 last year through the first six months, an increase of 8.83%.
When looking at price range, June showed the market being dominated by the $420,000-$549,999 and $550,000-$699,999 price bands with 133 and 115 sales respectively.
