​​January 2025 Windsor-Essex Market Update


2025 is officially underway and came with a mixed bag of news for the Windsor-Essex real estate market. First up the good news, the Bank of Canada started their 2025 with a 25 basis point cut bringing their key rate to 3.00%. That was followed-up by the announcement of tariffs to be imposed on Canada by the United States. While these have been paused for the time being, some worry remains about what is to come and the overall effects on the Canadian economy. 

 

​​January 2025 Windsor Real Estate Stats

The Windsor-Essex County Association of REALTORS® released their first report of the year with the January 2025 market update. The market saw some interesting trends to kick-off the new year, let's dive into them. 

The average sales price of a home in Windsor-Essex was $572,643 to start 2025. This was a 6.55% increase over the average price from January 2024 when that price was $537,459. 

While the average price is up, the reported number of sales is down for this past January. Nearly 30 less homes were sold this January versus January 2024, 262 compared to 291 respectively, a 9.97% decrease. 

Following the trends from 2024, market activity continues to remain strong for our area. January 2025 saw 815 homes listed for sale compared to just 645 in January 2024, a 26.36% increase. 

The 2024 trend of the $420,000-$549,999 and $550,000-$699,999 price bands dominating the market continues into 2025. 84 homes sold between $420,000-$549,999 and 55 home sold between $550,000-$699,999. 

Following their January announcement, the Bank of Canada's announcement schedule for the rest of 2025 is as follows:

  • Wednesday, June 4
  • Wednesday, July 30
  • Wednesday, September 17
  • Wednesday, October 29
  • Wednesday, December 10
