With March behind us, we are officially through Q1 of 2025. Similar to February 2025, the Windsor real estate market continues to feel the effects of the economic uncertainty with the ongoing talks of tariffs and trade war with the United States. March also brought us another announcement from the Bank of Canada with an additional rate cut of 25 basis points, this cut brought their key rate to under 3.00%, now sitting at 2.75%.
The Windsor-Essex County Association of REALTORS® released their Residential Stats President's Report for March 2025.
The average sales price of a home in Windsor-Essex rose 2.94% in March of 2025 to $583,182 compared to the March 2024 average of $566,527. For year-to-date at the end of Q1, the average sales price for 2025 is up 1.55% this year at $571,971 versus the average cost of $563,236 this time last year.
We can see the effects of the economic uncertainty when we look at the sold data for Windsor-Essex. March 2025 saw 342 homes sold, a sharp decrease of 22.27% compared to the 440 homes sold in March 2024. Year-to-date, sales are down 13.11%, with 941 homes sold through Q1 this year compared to the 1083 homes sold through Q1 in 2024.
Market activity continues to remain strong point for Windsor-Essex. At reporting March 2025 saw 1,020 listings available, a 21% increase over the 843 listings available reported in March 2024. Activity remains strong for year-to-date data as well with a reported increase of 19.83%, 2592 in March 2025 versus 2163 in March 2024.
The $420,000-$549,999 and $550,000-$699,999 price bands continue to be the busiest in the market. 97 homes sold between $420,000-$549,999 and 83 home sold between $550,000-$699,999 in March 2025. For the year, 264 homes sold between $420,000-$549,999 and 21 home sold between $550,000-$699,999. The next closest band is $360,000-$419,999 with 131 homes sold.
The Bank of Canada has announcements scheduled for April 16th, 2025 and the tariffs and on-going trade war and tensions are expected to weight heavily in their decision once again. This is the Bank's last scheduled rate decision before we head into the summer with the remainder of the schedule looking like this:
