The Windsor-Essex County Association of REALTORS (WECAR) has released its April 2026 residential stats. The report covers MLS sales, average pricing, new listings, and sales by price range across the Windsor-Essex region. Here is what the numbers show.
Here are the headline figures from the WECAR April 2026 residential report, compared to April 2025.
The average sale price of $572,150 is a 1.11% decline from April 2025, when homes averaged $579,910. The year-to-date average sits near $552,000, also below last year's pace through the same period.
A total of 437 transactions closed in April, a 3.53% decrease year over year. For context, Q1 2026 sales were down 5.7% compared to Q1 2025, making April's decline the smallest monthly drop so far this year.
There were 1,333 new residential listings in April 2026, an 8.2% increase compared to April 2025. At the end of March, WECAR reported 1,682 active residential listings on the market, the highest level for that month in over a decade. March active listings were 35.6% above the five-year average and 58.6% above the ten-year average.
Months of inventory stood at 4.1 at the end of March 2026, compared to 4.2 at the end of March 2025. The long-run average for that time of year is 2.1 months.

The $550K to $700K bracket had the highest volume with 123 sales (28.1% of all April transactions). The $420K to $550K range followed with 108 sales (24.7%). Together, these two brackets accounted for more than half of all closed deals in April.
Through the first four months of 2026, the year-to-date average sale price sits near $552,000, below the same period in 2025. Q1 home sales totalled 997 units, a 5.7% decline from Q1 2025. March recorded 411 sales (up 6.8% year over year), and April added 437 sales.
Year-over-year price declines have ranged from 1% to 7% across the first four months of 2026.
