Chatham-Kent home sales for the week of June 30 to July 6 back up what the region's own numbers have been saying all spring: this is a market where buyers negotiate. Of the 16 residential properties that closed, 11 sold below asking, 2 sold at asking, and just 3 went over. The typical home fetched 97.2% of its list price.
The median sale price was $334,000, and sales ranged from a $120,000 unit on Longwoods Road to $580,000 on Eventide Place. That median sits well below Windsor-Essex, where the same week's figure was $487,000, and it's one of the clearest affordability gaps in southwestern Ontario.
Two cautions on reading this week. Canada Day fell inside the window, so 16 closings is a holiday-week count, not a trend. And with a sample this small, single sales can swing the percentages, which is why the individual numbers below matter more than any weekly average.
8 of the week's 16 sales closed below $300,000, with a median of $267,500 in that group. Chatham-Kent remains one of the few Ontario markets where a detached home under $300,000 isn't a unicorn, it's half the weekly sales sheet. The typical home sold last week had 3 bedrooms and 1 bathroom.

Above $400,000, all four sales closed at or below asking, including the week's top transaction at 524 Eventide Place, which listed at $599,000 and sold for $580,000. Even at the top of the local market, buyers carved out roughly $19,000.
This week isn't an anomaly. The Chatham-Kent Association of REALTORS reported that active listings hit their highest May level in over a decade, with months of inventory at 4.6 in May 2026, up from 3.4 a year earlier and well above the long-run average of 2.4 for that time of year. The MLS Home Price Index benchmark sat at $402,500, down 1.3% from May 2025. The board's own president described conditions as tilted in favour of buyers.
Last week's sold data is that assessment playing out house by house. Buyers who offered below asking succeeded more than two times out of three.
The exception proves the rule. A property at 28 Sudbury Drive in Chatham listed at $229,900 and sold for $290,000, a 26% premium and the week's only true bidding war. That's a deliberate under-list strategy: price low enough to draw a crowd, then let competing offers find the real value. In a market where most homes sell under asking, it worked precisely because it was rare.
For sellers, the takeaway cuts both ways. Aggressive pricing can still generate multiple offers in Chatham-Kent, but it only works at price points with genuine buyer depth, which right now means the entry-level and low-$300s range. The week's slowest sale took 119 days to close. Overpricing in a 4.6-months-of-inventory market doesn't create negotiation, it creates silence.
Buyers hold the stronger hand here, more than almost anywhere else in the region. Offers below asking are succeeding, inventory is at decade highs for the season, and the median home costs $153,000 less than one in Windsor-Essex. If you've been priced out closer to Windsor, Chatham-Kent is worth a serious look.
Sellers need pricing discipline. The homes that moved fast last week were priced at or below comparable sales. With buyers comparing plenty of options, an accurate list price is the difference between selling in three weeks and chasing the market down for four months.
