Chatham-Kent home sales gave buyers the upper hand in the first full week of August. From August 4 to 10, 2026, 24 residential sales closed across the municipality, and the median buyer paid $385,500. The average landed close by at $395,350, so no single sale distorted the picture much this week.
A caution before the details: 24 sales is a small sample, and one week of data can swing on a handful of closings. Treat these figures as a snapshot, not a trend. Buyers did most of the winning at the negotiating table last week. Of the 24 sales, 16 closed below list, 1 closed right at it, and 7 went over. The median sale settled at 96.76% of list price, which works out to roughly $12,500 off a median-priced home. That's real negotiating room, not a token discount.
Sellers who priced sharply still did fine. Seven homes drew over-asking results, so competitive bidding hasn't disappeared. It just wasn't the default outcome the way it can be in a hotter stretch.

Affordable stock did the heavy lifting: 13 of the 24 sales closed under $400,000, and 7 of those came in under $300,000. Chatham-Kent remains one of the few Ontario markets where a detached home under $300,000 is a routine weekly occurrence rather than a unicorn.
The counts get thin above $400,000, so read those rows as observations rather than trends. Across the 11 sales at $400,000 or more, 4 closed over list, which suggests decently priced mid-range homes could still find competing buyers.
The median home that sold last week spent 24 days on market. A few sales came together within days of hitting the market, while others took considerably longer, which is normal for a market where condition varies widely from listing to listing.
The typical sold home was compact: 3 bedrooms, 1 bathroom, and about 1,065 square feet, at a median of $344.51 per square foot. Older, smaller housing stock is a big part of the Chatham-Kent story, and it's exactly what keeps the entry price within reach for first-time buyers.
