Windsor-Essex home sales totalled 72 residential transactions in the week of August 18 to 24, 2026. The median sale price was $476,000. The average was higher at $520,318, and the gap between those two numbers matters: a handful of seven-figure sales lifted the average, while the median tells you what a typical week actually looked like for a typical buyer.

That's the headline. The more useful story sits underneath it, in which price ranges buyers were actually fighting over.

Half the week's sales landed between $400,000 and $800,000

Thirty-six of the 72 sales, exactly half, closed between $400,000 and $800,000. That's the working centre of the Windsor-Essex market right now. Below $300,000 there were 13 sales with a median of $247,000. At the other end, eight sales cleared $800,000.

The region has genuine range. Entry-level starter homes trade in the same week as seven-figure properties. But the volume is concentrated, so shopping in that middle stretch means shopping alongside the largest group of other buyers.

Competition peaked in the $500,000s, not at the bottom of the market

The over-asking rate climbed steadily from the bottom of the market up to the $500,000 to $600,000 band, where 60% of sales beat the list price. Then it fell off. Above $800,000, fewer than half the sales cleared asking.

The under-$300,000 band is the one that surprises people. Only 15% of those homes sold above asking, the lowest rate of any band last week. Cheap doesn't mean contested. A lot of what trades at that end needs work, and the buyer pool for a project house is thinner than for a move-in-ready home in the $500,000s.

Sellers in that middle range still have real pricing power. Sellers below $300,000 mostly don't.


Most sellers took less than they asked for

Here's the counterweight to everything above. Of the 72 sales, 32 closed above the list price, two matched it, and 38 closed below it. The median sale-to-list ratio was 99.10%, so the typical home last week sold at a small discount to asking. Among the homes that did sell under list, the median outcome was roughly 96.5% of the asking price.

Both things are true at once. Well-priced homes in the busiest bands attract competing offers, and a majority of sellers across the whole week still negotiated down. Which side of that split you land on depends on how the home was priced going in.

Pace tells the same story. The median home sold in 20 days, which is brisk. The average was 35 days, because a group of listings sat considerably longer before finding a buyer.


What this means for buyers and sellers this week

The broader board data lines up with the weekly picture. The Windsor-Essex County Association of REALTORS® reported 4.4 months of inventory at the end of July 2026, against a long-run average of 2.7 months, with active listings at their highest July level in more than a decade.

If you're buying, the negotiating room is real but it isn't evenly spread. Under $300,000 and above $800,000, you can reasonably expect to bargain. Between $400,000 and $600,000, plan for the possibility of company on a sharp listing and know your ceiling before you write.

If you're selling, price to the band you're actually in rather than to the headline median. A $540,000 home in a market where 60% of comparable sales beat asking is a different conversation than a $260,000 home where only 15% do. Get that judgement right and 20 days is a realistic target.
