Twenty-three homes sold across Chatham-Kent last week, and 17 of them closed for less than the seller asked. Here's what that looked like by price range.
Chatham-Kent home sales totalled 23 residential transactions in the week of August 18 to 24, 2026. The median sale price was $385,000. The average landed higher at $448,369, and in a week this small a couple of larger sales are enough to move that number, which is why the median carries the story here.
Twenty-three sales is not a trend. It's one week. Read what follows as a snapshot, and lean on the monthly board figures further down for the direction of travel.
That's the number worth sitting with. Five sales beat the list price, one matched it, and 17 came in under it. The median sale-to-list ratio for the week was 96.47%, and among the homes that did sell below list, the median result was about 96% of the asking price.
Put in plain terms, the typical Chatham-Kent seller last week accepted about three and a half percent below their asking price. On a $400,000 listing that's roughly $14,000. Buyers who wrote offers had room to work with, and most of them used it.
The five sales that cleared asking are a reminder that competition hasn't vanished. It's just no longer the default.
Because 23 sales split into six narrow price bands leaves almost nothing in each one, the table below groups the week into two halves. Anything finer than this would be reporting on two or three homes at a time, which tells you nothing reliable.

The split is close to even, 12 sales below $400,000 and 11 at or above it. Under-asking outcomes dominated both halves, which is unusual. In a lot of markets the lower end holds its price better because more buyers can afford it. That didn't happen here last week.
The median home sold in 43 days. The average was 41 days, and when those two numbers sit that close together it tells you something useful: there wasn't a small group of fast sales dragging the average down, and there wasn't a cluster of stale listings dragging it up. Most of the week's sales genuinely took about six weeks.
Six weeks is a normal timeline for a balanced-to-slow market. It also means sellers should plan for a listing period measured in months, not days, and price accordingly from day one. Homes that start too high tend to spend that first month teaching buyers to wait.
The monthly board data gives the weekly numbers their context. The Chatham-Kent Association of REALTORS® recorded 133 sales in July 2026, up 16.7% from July 2025, alongside 277 new listings, the highest July total on record. Active listings finished July at 594 units, the highest July level in more than a decade, putting months of inventory at 4.5 against a long-run average of 3.
More supply, steady demand. That combination explains why 17 of 23 sellers negotiated down last week.
If you're buying, you have both choice and time. Ask for the days-on-market history before you write, because a listing that's been sitting six weeks is a different negotiation than one that came out on Friday.
If you're selling, the pricing decision is the whole game right now. A home listed at a number the market recognizes still sells, and five of last week's sellers got more than they asked. A home listed on hope collects showings and no offers.
