Eighteen homes sold in a short holiday week, and exactly one of them beat its asking price. Here is what the numbers say about who holds the leverage this fall.
Eighteen residential sales were recorded across the Chatham-Kent housing market between September 1 and 7, 2026, at a median price of $387,500. That is a thin week by any measure, and Labour Day sat inside it, so the count itself doesn't tell you much.
The negotiating pattern does. One sale out of 18 closed above its asking price. Three matched it. The other 14 came in below, and the median result was 95.14% of list. On a $400,000 asking price, that is roughly a $20,000 reduction as the ordinary outcome.
A 95.14% median ratio is not a rounding error. Nine of the 18 sales landed below even that figure, and four closed under 90% of the asking price. Sellers who held firm on their number were the exception last week, not the rule.
The average sale price and the median were close together, near $390,000, so no single high-end sale is distorting the picture. Prices were spread across the range rather than clustered at one end.
This tracks with what the Chatham-Kent Association of REALTORS® reported for July 2026. Active listings finished the month at 594 units, the highest July level in more than a decade, and months of inventory sat at 4.5 against a long-run average of 3. The association's own read was that the local market has recently been in buyer's territory more often than balanced. A week where 14 of 18 homes sold under asking is what that looks like at street level.
With 18 sales, percentages by price band would overstate what the data can support, so here are the raw counts. The week split evenly, nine sales under $400,000 and nine at or above it.

Every sale under $400,000 closed for less than the seller was asking. Not one held its price. Above $400,000 the picture was mixed, with four of nine sales matching or beating the list price. That's a small group, so it's a signal rather than a rule, but it runs against the usual assumption that the entry-level end is the competitive one.
The median home in this group sold in 40 days. The average was 60, pulled up by listings that had been sitting for a while before an offer arrived. Both figures point the same direction: this is a market where patience is part of the plan.
The typical sale was a three-bedroom home. Buyers looking at that profile have hundreds of active listings to compare against, which is the practical reason offers are coming in below ask. Choice creates leverage.
Buyers can negotiate without feeling like they're insulting anyone. The evidence says a below-asking offer is the normal transaction in Chatham-Kent right now, and 40 days of market time means most listings aren't fielding competing bids.
Sellers face a different calculation. With inventory at a decade high for the month, the list price is what gets you seen at all. Overpricing by $20,000 and planning to negotiate down costs you the early weeks when a listing draws the most attention, and last week's data suggests you'll end up negotiating anyway.
One week of 18 sales cannot carry an argument on its own. Pair it with the monthly board numbers, which cover every sale in the municipality, before making a decision on timing or price.
