This Windsor-Essex real estate market update covers sold residential activity for the week of September 8 to September 14, 2026. Sixty-six properties closed. The median sale price was $521,000, and the week produced a clearer signal than most: buyers had the pen.
Weekly numbers move around, so treat any single week as one data point rather than a trend. What makes this week useful is how consistent the pattern was across every price range.
Forty-seven of the 66 sales closed under the list price. Nineteen closed above it. Not a single home sold for exactly what it was listed at, which tells you every deal last week involved some back and forth on price.
The median sale-to-list ratio landed at 98%. On a home listed at $500,000, that's roughly $10,000 of movement between the sign going up and the deal closing. Sellers who priced against real comparable sales still did fine. Sellers who picked an ambitious number and waited for the market to catch up mostly came down instead.
Thirty-nine of the 66 sales, close to six in ten, fell inside that range. Here's how the week broke down by price band.

Look at that last column. The over-asking rate sat in a narrow lane, between 23% and 33%, right across the board. There's no price point where competition spiked and no price point where it collapsed. Buyers at $350,000 and buyers at $900,000 faced roughly the same odds of running into a competing offer.
That's a different market from the one plenty of people still picture, where entry-level homes drew crowds and higher-priced listings sat. Right now the whole curve is behaving the same way.
The median home sold in 29 days. The typical sale was a three-bedroom, two-bathroom house, which is about as close to a standard Windsor-Essex property as this data gets.
Twenty-nine days isn't alarming. It is long enough, though, that a buyer can see a house twice, sleep on it, get a parent or a contractor through the door, and still write an offer. Some listings sold quickly. A few lingered much longer before finding the right buyer.
The broader board data points the same direction. WECAR reported 4.4 months of inventory at the end of July 2026, up from 3.9 months a year earlier and well above the long-run average of 2.7 months for that point in the year. Active listings reached their highest July level in more than a decade. More choice for buyers means more negotiating room, and last week's sold data shows exactly that playing out.
Buyers have room to push that they didn't have two years ago. Seven in ten homes sold under asking last week. Ask for the repairs. Keep the financing condition and the inspection. Taking a few days to think isn't going to cost you the house nearly as often as it once did.
Sellers face a narrower task than the median price suggests. The list price is doing more work than it used to, and it's doing it in the first two weeks. A home priced at or slightly under what comparable properties actually closed at still pulls competing offers, and about three in ten did exactly that last week. A home priced on hope sits, drops, and usually sells for less than it would have fetched with the right number on day one. The price band barely changes that math.
