Chatham-Kent recorded 24 residential sales in the week of September 15 to 21, 2026, at a median price of $445,000. That's a small week by any measure, so treat the percentages below as a snapshot rather than a trend. A single unusual sale moves the arithmetic a long way when only two dozen homes change hands.

The average sale price was $504,396, roughly 13% above the median, because two sales cleared $1 million. The median is the number that describes what an ordinary Chatham-Kent home actually sold for. The typical sale was a three-bedroom, two-bathroom house.

Twenty of Twenty-Four Sales Closed Below the Asking Price

That's the week in one line. Three homes sold for exactly the list price and one finished above it. Everything else settled for less than the seller started at.

Above the asking price1

Eleven of the 24 sales came in under $400,000 and 13 landed at $400,000 or above, so the week was split fairly evenly between the entry level and everything else. Neither half produced much competition among buyers.

The Typical Discount Was Close to 8%

Among the 20 homes that sold below asking, the median gap between list price and sale price was 7.8%. On a home listed near the week's median, that's about $35,000 left on the table. Thirteen of those 20 sales came in more than 5% under the asking price.

That's a meaningful amount of room, and it's worth understanding where it comes from. A gap that size usually reflects a starting price set above what buyers will pay, then corrected through negotiation or a price reduction. Sellers who set an accurate number in the first place rarely give up 8%.

Twenty-Four Days to Sell, and Longer for Some

Half of last week's sales came together within 24 days of hitting the market. The average was 34 days, and the gap between those two numbers matters: it means a handful of listings sat well past the one-month mark before finding a buyer. Homes priced correctly moved in about three weeks. Homes that weren't took considerably longer, then sold for less anyway.

The Board's Monthly Numbers Point the Same Direction

A single week of 24 sales can't carry an argument on its own, so it helps to check it against the monthly record. The Chatham-Kent Association of REALTORS® reported 109 sales in August 2026, about 9% below the five-year average for the month. At the same time, 289 new listings came to market, the most ever recorded in an August, and active listings finished the month at 584 units.

That works out to 5.4 months of inventory, up from 4.8 months a year earlier and well above the long-run average of 2.8 months for that point in the year. The board's MLS® Home Price Index benchmark price sat at $403,200 in August, down 4.1% from a year earlier. More supply, steady demand, and softening benchmark prices produce exactly the kind of week the local sold data just showed.

What This Means If You're Buying or Selling

Buyers have real negotiating room right now, and last week's results say the room is measured in tens of thousands of dollars rather than token amounts. An offer meaningfully below asking is a normal opening move in this market, not an insult. Take the time to compare a listing against what similar homes actually closed at instead of what they were listed at.

Sellers face a simpler problem than it looks. With more than five months of inventory on the market, a listing priced above its competition doesn't get a slow sale, it gets a stale one. Pricing at the number a buyer will recognize as fair on the first weekend is worth more than holding out for an asking price the data doesn't support.

Common Questions

What was the median home price in Chatham-Kent last week?
The median sale price across 24 residential sales between September 15 and 21, 2026 was $445,000. The average was $504,396, about 13% higher, because two sales cleared $1 million and pulled it up. In a week this small, the median is the only figure worth planning around.
Are homes in Chatham-Kent selling below asking?
Last week, most were. Twenty of the 24 sales closed below the list price, three matched it, and one finished above. The median sale landed at 94.68% of asking, and among the homes that sold under list the typical gap was close to 8%.
How long does it take to sell a home in Chatham-Kent right now?
The median home sold last week spent 24 days on the market. The average was 34 days, which is longer because several listings took considerably more time to find a buyer. Plan for a month or more rather than a weekend of showings.
Is it a buyer's market in Chatham-Kent?
The supply picture says yes. The Chatham-Kent Association of REALTORS® reported 5.4 months of inventory at the end of August 2026, up from 4.8 months a year earlier and well above the long-run average of 2.8 months. Active listings have not been this high in August in more than a decade, which gives buyers both choice and negotiating room.
