Windsor-Essex home sales totalled 63 residential transactions between September 22 and 28, 2026. The median sale price landed at $495,000, and the typical home sold for slightly less than its list price.
That headline hides a split market. Buyers had room to negotiate across most price ranges, yet the entry level still produced bidding. If you're buying or selling this fall, which band you're in matters more than the overall number.
Of the 63 sales, 38 closed below list price, 4 closed right at asking, and 21 went over. The median sale-to-list ratio was 98.45%, so the typical seller gave up about 1.5% from their asking price.
That fits the wider picture. The Windsor-Essex County Association of REALTORS® reported 4.4 months of inventory at the end of July 2026, well above the long-run average of 2.7 months for that time of year. More listings give buyers more choice, and it shows up in the final price.
The average sale price sat near $564,000, about $69,000 above the median. Eleven sales above $800,000, four of them over $1 million, pulled the average up. The median is the better guide to what a typical home cost.
Competition wasn't spread evenly. The table below breaks the week down by price band.

The $300,001 to $400,000 band was the only one where more than half of sales beat the list price. That's the range where many first-time buyers shop, and it was competitive in a week when most other bands favoured buyers. Below $300,000, only 1 of 7 homes went over asking, so the cheapest listings weren't automatically the most contested.
The $600,001 to $800,000 band ran second, with 4 of 9 sales over list. Volume, though, was concentrated in the middle: 25 of the week's 63 sales fell between $400,001 and $600,000, and most of those closed under asking.
The median home spent 19 days on market before selling. The average was 30 days. When the average runs that far ahead of the median, a group of listings sat much longer than the rest, which usually points to pricing that missed the market on day one.
