Windsor-Essex home sales totalled 63 residential transactions between October 6 and 12, 2026, in an area search centred on the region. The median sale price was $500,000, and the typical home sold for almost exactly what the seller asked.

That headline hides a split market. Close to half of buyers paid over list, while slightly more than half negotiated a discount. Where a home sat on the price ladder mattered more than anything else this week.

One caveat up front: the window included Thanksgiving Monday. Only five sales were recorded over the weekend and none on the holiday itself, so treat the weekly volume as a little light.

Windsor-Essex Homes Split Down the Middle on Price

Of the 63 sales, 28 closed above list price, 3 closed right at list and 32 closed below. The median sale-to-list ratio was 99.85%, which works out to roughly $750 under asking on a $500,000 home.

The spread is wider than that median suggests. 15 homes, about one in four, sold for 5% or more above asking. On the other side, 10 homes sold for more than 5% under list. Same week, same region, very different outcomes.

The average sale price was $481,329, a little under the median. That gap comes from the bottom end: the week's lower-priced sales sat further below $500,000 than the higher-priced sales sat above it.

Where the Competition Was: Windsor-Essex Prices by Band

The $500,000 to $599,999 range carried the most volume, with 20 of 63 sales (32%). The sharpest competition sat one rung lower, though.

In the $300,000 to $399,999 band, the median home sold at 102.9% of list price. That's the range where first-time buyers and downsizers overlap, and it showed. Under $300,000 was the opposite story: the median sale closed at 97.1% of asking.

The $400,000 to $499,999 band was also softer than its neighbours, with a median ratio of 97.8% and 6 of 10 sales landing under list. With only 10 or 11 sales in some of these bands, read them as this week's pattern rather than a trend.

Pace and Negotiating Room

The median home sold in 16 days. The average was 23, pulled up by a few listings that lingered much longer before finding a buyer. Most of the week's activity happened early: 49 of 63 sales were recorded Tuesday through Thursday.

The typical sale was a 3-bedroom, 2-bathroom home of about 1,572 square feet, at a median of roughly $366 per square foot.

For broader context, the Windsor-Essex County Association of REALTORS® reported 417 sales board-wide in September 2026, down 10.1% from a year earlier, with 5.3 months of inventory against a long-run September average of 3.1. A well-supplied market like that explains why half of this week's sellers accepted less than asking.

What This Week Means for Buyers and Sellers

If you're buying under $300,000 or between $400,000 and $499,999, you have room to negotiate. Most homes in those bands sold below list this week, so an offer under asking isn't a long shot.

Shopping between $300,000 and $399,999 is different. More than half of those homes drew offers over list, so get pre-approved and be ready to move within the first week or two.

Sellers should price for the band they're in. A home that's priced right can still draw competition, but with a median of 16 days on market and plenty of inventory around, an overpriced listing will likely sit and then sell under ask.
