Sellers Guide: Preparing Your Home for Real Estate Photography

So you’ve decided to list your house, you’ve retained your Windsor realtor, and they’ve got their photographer coming to take the pictures that will sell your home. We’ve talked before about how first impressions can make or break the buyers decision if they like your house. They do their online hunt searching for “houses for sale in Windsor” or maybe they know where they want to be and are searching for “houses for sale in South Windsor”. Regardless the first thing they see is the pictures and will almost certainly have the opinion shaped by the pictures, so they need to be perfect. Here are some tips for different rooms in your home to have the buyers hooked.

Outside - This is the first photo they’ll see

Make sure all cars, trailers, etc. are removed from view
Make sure all garbage bins are stored away from view
Make sure all toys, bikes, etc. are stored away from view

Interior - These general tips apply to the whole house

Remove as many personal items as possible
Windows and mirrors should be streak free
Garbage bins should be stored away out of view
Turn all of your lights in the home on

Living Room - Make it a place the buyer can picture themself in

Put away any video game, television, or other AV equipment
Do your best to hide cords
Remove books, coffee cups, and other clutter
Neatly arrange the cushions and blankets

Bathrooms - Keep it clean

Clean the shower
Coordinate the towels and decor for a common theme
Remove personal items like toothbrushes, creams, etc.
Put the toilet seat down and hide other personal items

Kitchen - Less is more, let the space speak for itself

Turn all the lights on, even the oven lights
Remove everything from the outside of the fridge
Clean all appliances so they are streak and smudge free
Hide small appliances like toasters or coffee makers

Bedrooms - Make the master look as inviting as possible

Make the bed using your best sheet sets and comforter
Clear all personal items from dressers, side tables, the bed.
Take clothes out of the closet to create a cleaner look
Turn on all the lights to add to the natural light
