Market Introspective: Finding A “Good Deal”

It’s no secret that the Windsor real estate market has been hot over the last year or so. Home buyers have been working with the Windsor REALTOR® to navigate the market and try and try and find a home they can get into. Due to current market conditions one thing our team hears is “do you see any good deals anymore” or “are there any deals out there”. To answer this question it’s important to frame it properly. If by “good deal” you mean under market value, simply the answer is no. Remember, Windsor home sellers are working with agents almost every time, and they all have the same access to the same data. That data is what they’ll use to decide on a pricing and sales strategy. Whether it is on purpose or not, an under listed home will generate significant interest and cause the price to drive up.

Let’s look at the question from a more realistic standpoint. If the idea of a “good deal” means good value and it means your purchase is one that you are happy with for years to come, then most definitely, good deals are out there and happen every single day! Take this line of thought, while you have to pay market value today, you may also receive market value if you have to sell as well. If you’re a first time home buyer, know that in the long run, the value of your home will only increase. With the right deal no matter if you move in 5 years or 20 years, the deal you got today won’t be good, it’ll be great!
