A well priced, highly desirable property will catch the eye of other agents with clients looking to buy and in turn attract more potential buyers. The more buyers, the more money that may end up in your pocket. Even if the property has issues such as previous uses, location, etc. if the price is right, it can help to get that home sold. In addition, for the right type of home, a good asking price could convey ideas of exclusivity and luxury.

 

While it may be your instinct as a seller to leave "room to negotiate", a home that is priced poorly will get passed over and overlooked. There is an even worse outcome, your mispriced home could be used to sell similar properties that demonstrate better value. So now it is overlooked and used as an example to show there are better options. That's why a critical step in selling your home is deciding on the right listing price.
