Sellers Guide: The Art of Pricing Your Home

 

As we wrote in our last post, the current state of the Windsor real estate market is “brisk”. It’s moving quickly, last week saw an average of 8 days on the market for a home. That means if you are a buyer and searching for houses for sale in Windsor and viewing various Windsor homes for sale, you have to act quick. It also means it is a great time for sellers to act if they are in a position to do so. There is a lot of talk about how homes are priced and if you are selling it is a topic you’ll discuss with your Windsor REALTOR®. 

 

For all the commentary about pricing, it is important to remember that pricing real estate is more of an art form than it is a science (to an extent).⁠ You can't just take a bunch of information and data, put data into a magic formula, and then poof, you have an accurate assessment of the homes current market value.⁠

 

That is why “online tools” aren’t the end all be all. They can be helpful, but they can’t be relied upon. You won’t find anyone who loves data more than us, it is integral in the pricing strategy. That is not to say that is all that matters however. Factors such as market dynamics, sentiment, recent sales comps, all are important in determining that value.

 

Bringing it back to that magic formula we discussed, well it doesn’t exist. You can’t just take what we said above and get an answer. All of those factors discussed need to be interpreted by a human, your agent to be exact. That is where the “art” comes into play. It is not black and white, right or wrong, etc. It requires local expertise, constantly staying up-to-date on the market, and doing the work to determine the right price, after all, it is most likely one of the first pieces of information buyers will see and interpret themselves.
