Market Update: WECAR Announces March 2022 Statistics

As 2022 continues on, the Windsor real estate market carries on its past trajectory with it. The Windsor-Essex County Association of REALTORS® has provided their March 2022 market report. In what comes as little surprise to those shopping for Windsor homes for sale, the market continues to climb. As the average sales price climbs, there does not appear to be any slow down in how quickly the inventory is moving. The average days on market continues to hover around 8. This means that those searching for houses for sale in Windsor, are needing to act quickly when deciding if they want their Windsor real estate agent to place an offer on a home.

This past March saw the average sales price of a home in Windsor-Essex jump to $723,739. This is an increase of over 35% when we compared it to March 2021. Compared to just January of this year, it is an increase of 16.7%, up from $636,422. While there was a dip in sales by 5% this past March, there was no slow down in activity. March 2022 saw a 15.7% increase in market activity versus March 2021. Year to date for 2022, 2,292 properties have changed owners. This is an increase as well from the March 2021 YTD number of property being changed of 1,984. Of those 2,292 homes, 698 were homes sold last month with almost half of them being sold in the $420,000 to $749,000 price range. When WECAR released their report there were 482 active listings on the market.
