Why having a real estate agent is important

Today we are going to talk about what comes with these challenges and why it is important to have a real estate agent on your side when buying a home.

The first step when buying a home is for your agent to conduct a market analysis of the area you are hoping to buy in. For example, there is going to be difference if you are looking to buy in South Windsor versus Amherstburg versus Kingsville. You agent is going to dive into the history of sales in the area or areas of interest and compare that to your pre-approval. This is information you alone will not have access to. Your Realtor® is going to utilize their tools to ensure you can afford the area and then make sure you do not over pay for an area. 

So you found your neighbourhood and have walked through a variety of houses for sale. You are ready to write an offer. This is the next place having an agent on your side is beneficial. They will prepare all of the offer paperwork and documents required and simply have you digitally sign in the required places. They will also take this time review the paperwork and make sure you know what all the forms mean and ensure you are comfortable with the offer. 

Just because the offer is in doesn't mean you have the house...yet. In todays market you will likely end up in multiple offers and competing against others. If your offer is strong enough to end up near the top, you'll want a Realtor® on your side when it comes to negotiations. They will help you balance the strategic side of the offer, the dollars and cents, versus the emotional side, how much you want the house. This delicate balance is important as you do not want to overpay for a home just because you like it.
