As April comes to end, the trends we saw in Q1 have carried on as the Windsor real estate market continues to feel the effects of the economic uncertainty with the ongoing talks of tariffs and trade war with the United States. April also brought us another announcement from the Bank of Canada, this time a rate hold keeping the rate at 2.75%. Canada also held an election at the end of April with the country voting to give Prime Minister Mark Carney and the Liberals a minority government.
The Windsor-Essex County Association of REALTORS® released their Residential Stats President's Report for April 2025.
The average sales price of a home in Windsor-Essex this April was $579,910 which is almost identical to the April 2024 aver age of $581,571. An extremely modest 0.29% decrease. For year-to-date, the average sales price for a Windsor Essex home in 2025 is $573,923 again a very modest 0.87% increase over the year-to-date average of $568,955 in 2024.
When we look at the sold data for Windsor-Essex we can continue to see the effects of the economic uncertainty facing our area. 416 homes were sold this past April, a 15.27% drop compared to the 492 homes sold in April 2024. Year-to-date, 1378 homes have been sold, a 12.45% decrease from the 1574 homes sold through the end of April 2024.
The $420,000-$549,999 and $550,000-$699,999 price bands continue to be the busiest in the market. 123 homes sold between $420,000-$549,999 and 115 home sold between $550,000-$699,999 this April. For the year, 387 homes sold between $420,000-$549,999 and 336 home sold between $550,000-$699,999. The next closest band is $360,000-$419,999 with 178 homes sold.
As mentioned, the Bank of Canada made their rate announcements on April 16th, 2025 to hold their rate amidst the tariffs and on-going trade war impacting the economy. The next Bank of Canada announcement is set for Wednesday, June 4, 2025 with the balance of the 2025 announcement schedule below.
