As May comes to end and we head into the last month of Q2, the trends we saw in Q1 have carried on as we near the midway point of 2025. On the heels of a federal election and a rate hold from the Bank of Canada in April some were looking to see how the market would react.
The Windsor-Essex County Association of REALTORS® released their residential stats for May 2025.
The average sales price of a Windsor home was $556,855 this past May, a 2.70% decrease from the average price in May 2024 of $572,304. The average cost of a Windsor home year-to-date is $564,394, nearly identical to the average year-to-date price of $569,583 through May 2024.
The sold data for homes in Windsor-Essex reamins quite coparabe to this time last year, with 491 homes sold in May 2025 compared to 496 homes sold in May 2024, only a 1.01% difference. Year-to-date however the region remains down 8.07% with 1902 homs sold in Windsor-Essex so far this year compared to 2069 homes sold to this point last year.
What prices are seeing the most action? The $420,000-$549,999 dominated May 2025 with 154 homes sold in that range and $550,000-$699,999 the next closest with 106 homes sold in the price band. For the year, 541 homes have been sold between $420,000-$549,999 and 442 home sold between $550,000-$699,999. The next closest band is $360,000-$419,999 with 247 homes sold.
As mentioned, the Bank of Canada held their rate in April amidst the tariffs and on-going trade war impacting the economy. The next Bank of Canada announcement is set for Wednesday, June 4, 2025 and another wil follow in July. Here is the schedule for the rest of the 2025 announcements.
