​​June 2025 Windsor-Essex Market Update


With June coming to a close it marks the end of the first half of 2025. It also marks the end of the school year. This time of the year the market sees a typical change as many put buying plans on hold for the summer to spend time with family, enjoy the warm weather, and take vacations. June also brought us another Bank of Canada announcement, a second straight rate hold and July will give us our next decision from our central bank. 

 

June 2025 Windsor Real Estate Stats

The Windsor-Essex County Association of REALTORS® released their home stats for June 2025.

The average sales price of a Windsor home this past June came in at $582,131, a 2.97% increase over June 2024's average of $565,320 in Windsor-Essex. Year-to-date the average cost of a Windsor-Essex home is $571,584. This follows the May 2025 trend of being nearly identical to the 2024 year-to-date average price. $568,758 was the average through June 2024, a 0.50% difference.

June 2025 saw a 5.23% decrease in number of solds in Windsor-Essex compared to June 2024, 471 units this June versus 497 units sold in June of last year. Year-to-date our area is also down, 6.43%. Through the first half of 2025 there have been 2401 homes sold compared to the 2566 homes sold through the first half of 2024. 

What price ranges remain the most popular in our area? Both the $420,000-$549,999 and the $550,000-$699,999 price bands saw almost equal action, 124 and 126 homes sold in each price band respectively. 

At the end of the first half of 2025, For the year, the $420,000-$549,999 has seen 665 homes sold. The $550,000-$699,999 price band has seen 568 homes sold. The next closest band remains $360,000-$419,999 with 294 homes sold. 

The Bank of Canada held their rate in June for a third straight time as the economic uncertainty remains. The next Bank of Canada announcement is set for July 30, 2025 before breaking for the summer. Here is the schedule for the rest of the 2025 announcements.
