The Windsor-Essex County Association of REALTORS® released their market update for October 2025.
The average price of a Windsor-Essex home in October was $566,233 which is a 3.12% decrease over Ocotber 2024 when the average price of a home was %584,467. Similar to past months, the year-to-date average sales price has more or less paced the 2024 year-to date average. October 2025 reported average was $573,548 compared the Ocotber 2024 reported average of $577,372, only a 0.66% decrease.
In terms of sales reported, October 2025 saw 461 sales, according to WECAR, a 2.33% decrease from October 2024 when 472 sales were reported in the month. For sales year-to-date, Windsor Essex is down 2.34% with 4331 homes sold through October this year compared to 4435 homes sold through October in 2024.
The $420,000-$549,999 and the $550,000-$699,999 price bands continue to be where most of the Windsor Essex sales are with 121 and 112 homes sold in each price band respectively. Of note, the $360,000-$419,999 saw 76 homes in the month of October. For the year, 1167 homes have been sold between $420,000-$549,999, while 1006 homes have been sold between $550,000-$699,999. The $360,000-$419,999 price range is now up to 522 homes sold to date and $300,000-$359,000 price range is up to 419 homes sold.
There was no Bank of Canada announced rate drops in both September and October bringing their rate to 2.25%. The Bank of Canada's next rate announcement is scheduled for Wednesday, December 10, 2025, their final decision for 2025.
