The Windsor-Essex County Association of REALTORS® released their market stats for August 2025.
The average price of a home in Windsor this past August was $565,785, a 3.91% decrease from the August 2024 average of $588,824. Year-to-date, the average cost of a Windsor home is $573,593, down 0.42% from this time last year. This follows the recent May, June, and July trends of being nearly identical to the 2024 year-to-date average price. The Year-to-date average after August 2024 was $575,993.
August saw 430 homes sold in Windsor-Essex according to WECAR. This is a 7.13% decrease from the 463 homes sold in August 2024. For the year-to-date, 3402 homes have been sold in our area compared to 3516 sold through August last year, a 3.24% decerase in total sales across our region.
The $420,000-$549,999 and the $550,000-$699,999 price bands continue to dominate the Windsor Essex real estate market with 119 and 92 homes sold in each price band respectively. For the year, the $420,000-$549,999 has seen 930 homes sold, while 788 homes have been sold in the $550,000-$699,999 price band. The next closest bands remains $360,000-$419,999 with 396 homes sold and $300,000-$359,000 with 343 homes sold.
After holding rates in July There was no Bank of Canada announcement made in August, with the next announcement set for September 17, 2025. From there they will make two more announcements on Wednesday, October 29, 2025 and Wednesday, December 10, 2025
