The Windsor-Essex County Association of REALTORS® released their market update for November 2025.
The average price in November for a Windsor-Essex home was $552,391. This is a 5.62% decrease from November 2024 when the average price was $585,287. Similar to previous months, the year-to-date average sales price has closely paced the 2024 year-to date average. Through November 2025 the average was $571,518 compared to through November 2024 when the average was $578,023, only a 1.13% decrease.
In terms of sales, WECAR reported 370 homes sold in November 2025, a 6.80% decrease from the 397 homes sold in November 2024. Year-to-date, there have been 4722 homes sold through November this year, a decrease of 2.28% compared to the 4832 homes sold through November 2024.
The $420,000-$549,999 and the $550,000-$699,999 price bands continue to be where most of the Windsor Essex sales are with 109 and 83 homes sold in each price band respectively. The $360,000-$419,999 did see 46 homes sold in November 2025. For the year, 1276 homes have been sold between $420,000-$549,999 and 1089 homes have been sold between $550,000-$699,999. The $360,000-$419,999 price range is now up to 568 homes sold to date and $300,000-$359,000 price range is up to 457 homes sold.
The Bank of Canada's last rate announcement was Wednesday, December 10, 2025 and announced a rate hold for the first time since July 2025.
