We are officially one month into 2026 as January comes to a close. The Windsor-Essex County Association of REALTORS® released their first market update for 2026, with the stats for January. Click here for a recap of the 2025 Windsor real estate market.
The average price for a Windsor-Essex home is down 7.63% in January 2026 compared to January 2025. This past January had an average price of $528,040 compared to the average price of $571,635 in January of 2025.
Sales are down 1.48% this January compared to last with WECAR reported 267 homes sold in Windsor-Essex in January 2025 compared to 271 homes reported sold in January 2025.
Looking at those 267 homes sold, 65 of them fell in the $550,000-$699,999 range and 63 fell in the $420,000-$549,999 range. The next closest proce ranges were the $360,000-$419,999 range and $300,000-$359,999 range each with 34 homes sold.
The next Bank of Canada made their first rate announcement of the year on Wednesday, January 28, 2026 and held their key rate at 2.25%. The next Bank of Canada rate decision will come on Wednesday, March 18 2026.
