With the calendar flipping to 2026, the Windsor-Essex County Association of REALTORS® released their final market update for 2025, with their December stats.
The average price for a Windsor-Essex home was $524,840 in December 2025, a 9.62% decrease from the December 2024 average of $580,700. With the calendar year wrapping up, the year-to-date average price of home in Windsor-Essex was $568,822 at the end of 2025. This is a 1.62% decrease from the end of year 2024 average of $578,169.
In terms of sales, WECAR reported 261 homes sold in Windsor-Essex in December 2025. This is a 6.79% decrease compared to the 280 homes sold in December of 2024. The final count for homes sold in our region for 2025 was 5006 year-to-date at the end of December 2025. This represents a 2.07% decrease from the 5112 homes sold through December 2024.
The $420,000-$549,999 price band dominated the December 2025 market with 81 units sold. This was followed by the $550,000-$699,999 and $360,000-$419,999 with 52 and 47 units sold respectively. For the year, 1357 homes have been sold between $420,000-$549,999, 1141 homes have been sold between $550,000-$699,999 615 homes sold between $360,000-$419,999, and 483 sold between $300,000-$359,999.
