The Windsor-Essex County Association of REALTORS® released their market update for February 2026.
The average price for a Windsor-Essex home in February 2026 was $541,588, a 3.84% decrease from the 2025 average of $563,237. Year-to-date for 2026 the average home price is $535,717, a 5.52% decrease from the 2025 average through February of $567,043.
Sales for February 2026 dropped 27.52% compared to February 2025. Just 237 homes were sold this past month compared to 327 homes sold in February of 2025. Year-to-date for 2026 sales are down 12.21% with 525 sales through February this year compared to 598 sold through February in 2025.
The $420,000-$549,999 price range saw most of the sales this past month with 70 sales. The next closest price ranges was $550,000 to $699,999 with 56 sold. Interestingly, it wasn't the $360,000-$419,999 range next, it was the $300,000-$359,999 range with 35 homes sold, similar to January sales. Year-to-date for 2026 $420,000-$549,999 leads with 133 units sold, followed by $550,000 to $699,999 with 121 units, $300,000-$359,999 with 69 units, and $360,000-$419,999 with 64 units.
The next Bank of Canada rate decision will come on Wednesday, March 18 2026.
