July kicked off the second half of 2025 and as we roll through the time of the year when buying plans on hold for summer vacation, our region saw some interesting developments. July also brought us another Bank of Canada announcement, a third straight rate hold to keep the key rate at 2.75% as the tariff uncertainty continues.
The Windsor-Essex County Association of REALTORS® released their market stats for July 2025.
The average sales price of a Windsor home this July was $592,092 compared to $601,917 last July, a 1.63% decrease. Year-to-date the average cost of a Windsor-Essex home through July is $575,179, a 0.20% increase over the 2024 year-to-date average of 574, 047 through July. This follows the May 2025 and June 2025 trend of being nearly identical to the 2024 year-to-date average price.
For the first time in 2025, monthly sales surpassed their respective 2024 total. This July saw 504 homes sold in Windsor-Essex compared to 487 sold in July 2024, a 3.49% increase. Year-to-date 2938 Windsor Essex homes have been sold. Through July of 2024 3053 homes were sold in our region, a 3.77% decrease.
The $420,000-$549,999 and the $550,000-$699,999 price bands continue to dominate the Windsor Essex real estate market with 146 and 128 homes sold in each price band respectively. For the year, the $420,000-$549,999 has seen 811 homes sold and $550,000-$699,999 price band has seen 696 homes sold. The next closest band remains $360,000-$419,999 with 353 homes sold.
As mentioned the Bank of Canada held their rate in July for a third straight time as the economic uncertainty and tariff situation with the United States continues. The next Bank of Canada announcement is set for September 17, 2025 with the schedule for the rest of the 2025 announcements below.
